A Free property consultation to include presentation, market conditions, landlord responsibilities and current legislation.
Take digital photographs of the said property and upload to marketing portals.
Online advertising with Zoopla, Prime Location, Email marketing and the Company Website.
Networks within the local community, with some of the major employers in the area and also advertises in the local press, universities and hospitals to promote your property.
Qualify enquiries as per landlord requirements prior to viewing.
Arrange and accompany viewings – provide landlord feedback.
Negotiation of the terms of the tenancy.
Detailed referencing of the applicants & guarantors, to include third party referencing checks.
Care is taken to ensure the property is legally compliant for let with the relevant certificates.
Preparation and execution of an Assured Shorthold Tenancy agreement.
Preparation of the Deposit Prescribed information to supply to the tenant.
Notification of tenancy start to the utility companies & council tax.

Monthly rent collection & statement of account.
End of year statement of account (on request).
Primary contact for tenants to report maintenance issues.
Report maintenance issues directly and promptly to landlord.
Obtain quotes for maintenance issues from fully insured and qualified tradespersons when requested.
Deposit submission into the Deposit Protection Scheme (DPS).
Coordinate property access between tenants and tradespersons.

Where required preparation of Section 21 Notice
We charge a setup fee per new tenancy of £100.00. Renewable tenancies with existing tenants will be charged an administration cost of £50.00. The majority of contracts become periodic tenancies, thus this cost is avoidable in these circumstances. Commission is charged at 12% on rent due and is charged monthly and deducted from the rent due.
We are not VAT registered.
Our Let Only Service
Are you already a seasoned Landlord, up to date with current regulations, yet you do not have the time to advertise and qualify your perfect tenant. Benchmark will listen to your requirements and will endeavour to find you a suitable tenant.
Let Only Service. The deposit is either given directly to landlord or transferred into landlords DPS account. We will hold the deposit in our DPS account on request for an administration fee of £25.00. Let Only charges are £225.00 per instruction. Administrating tenancy renewal for existing tenants £100.00.
*Maintenance – a maximum 20% charge will be levied in some circumstances.
