Tenancy Applications, Information Needed and Fees

Each adult over the age of 18 years, who will be a resident at the property, must consent to a third party credit check. The results of the credit check will be shared with your prospective Landlord. If your application is rejected, we will not be able to give reasons. You will be able to see the data that led to the rejection decision by applying to the Company that holds the data. Please note all applications for tenancy are subject to completion of satisfactory referencing and are subject to contract.

Information Required:

Confirmation of current Residency:
A current full or provisional UK driving licence.
A recent gas/electricity/council tax/landline telephone or broadband bill (within the last 3 months).
Bank or credit card statement (within the last 3 months)

Confirmation of Identity:
A current full or provisional UK photo-card driving licence.
Current passport.
Birth certificate.
National Identity Photo I.D. card.

Confirmation of Nationality
A current full or provisional UK photo-card driving licence.
Current passport.
National Identity Photo I.D. card.
A current registration certificate or permanent residence card issued by the Home Office.

Confirmation of current Employment
The most recent 3 months’ pay slips
Bank statements from the last 3 months showing your salary.
A letter on headed paper stating Job title, Length of employment, and Salary
Applicant’s previous addresses with dates for the past 5 Years
National Insurance Number
Contact details: Telephone and Email
Landlord Reference with landlord contact details

If you are not a British citizen or EEA national you will need to show either, documentation to support you are allowed to stay in the UK for a time limited period or you are permitted to stay in the UK indefinitely.

Professionals only need apply however exceptions can be made for disability / mature students meeting a certain criterion. Children welcome at child friendly properties.

Rent and Security Deposit

Rent is payable in advance per calendar month. A security deposit is required that equates to the monthly rent, there are exceptions where the bond maybe higher at the landlord’s discretion. The bond is deposited with The Deposit Protection Service on receipt. The prescribed information is issued to the tenant.

Guarantors are accepted . Guarantors need to be a UK resident for a minimum of 5 years, and provide the information as required above. The guarantor will sign a deed which forms part of the tenancy which promises to adhere them to the tenancy terms should the tenant be unable to meet their obligations. 

A holding deposit is a small deposit which is paid by the tenant to secure a property. This amount is fixed at the equivalent of one week’s rent and will be subtracted from the first month’s rent and security deposit. 

From 1 September 2019 to reflect changes with The Tenant Fee Ban, Renting Homes Wales Act 2019, no application fees or renewal fees will be charged from this date.
